The balcony offers great views across the surrounding countryside, to the Adriatic Sea and the Apennine Mountains. Off the balcony is a metal spiral staircase leading down to the sun terrace that runs around the Villa and down to the swimming pool.

Upstairs is heated by gas under-floor heating regulated by a thermostat in each room. The new gas combi boiler, situated in the guest WC, also provides the hot water.  There is air conditioning upstairs.

All downstairs rooms are entered from the terrace that runs around the Villa.

Three further double bedrooms, each with spacious en suite facilities, and one has an air con unit.

There is a spacious covered area, under the terrace, used as an outside seating area. 

Downstairs is heated by radiators, with their own thermostats, in each room. The gas combi boiler, situated in the small linen room, also provides the hot water.

Outside:

At the rear of Villa Collina is a large tiled terrace with a swimming pool. The pool is 7.5m x 3.8m. For easy access there are wide stairs entering the water at one end and the pool is 1.5m depth throughout. The pool pump is easily accessed and there is a lockable storage area for necessary pool chemicals under the stairs that lead down to the pool terrace.

Next to the swimming pool is a large shaded area with cold water sink and plumbing for a washing machine. This area is not overlooked and therefore very private. It has wonderful views across the valley and hills to the Adriatic Sea.

BARN/STUDIO APARTMENT

At the entrance into the drive, within the grounds of Villa Collina, is a very large secure barn. Part of this is used as storage/workshop/garage. Part has been converted into a studio apartment.

Villa Collina is fully fenced, with large electric gates at the entrance.
